Limited warranties
Scharf Inspections offers a 90-Day warranty for all the structural and mechanical items that are inspected and found in working order from the day of inspection. Our 90-day warranty also covers waste lines and underground water lines or mold that may be visible within 90 days of an inspection. Our 5-year roof warranty covers anything that was not covered in our inspection report and caused roof leakage. After you discover a problem and point it out, we will send you an email in 7 days covering all the warranty info.

90-Day Warranty: Covers issues with mechanical and structural items that occur after a full home inspection. The warranty is valid for 90 days after an inspection or 22 days from closing. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.
Sewer Gard Inspections: Covers issues that may occur with sewer or septic lines after an inspection. Water lines are also included in this warranty. If the inspection was performed with a real estate transaction, then the warranty is good for 12 months from the date of inspection. Sewer Gard is valid for 90 days from the date of inspection or 22 days from closing, whichever will come first. MoldSafe: Covers mold abatement for signs of new mold after a home inspection is done by us. Mold safe warranty is valid for 90 days from the date of inspection or 22 days from closing, whichever will come first. 5-Year Platinum Roof Warranty: Covers roof leaks that may occur within 5 years from the date of inspection. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.
Termite Protection Plan: Residential Warranty Services (RWS) offer the RWS Protection Plan with our inspections. New termite or carpenter ant infestations are covered for 6 months under this policy. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.
Radon Protection Plan: Residential Warranty Services provide the RWS Radon Protection Plan in cooperation with your radon test provider. You can qualify=y for it only if your radon test provider is enrolled in the program. This policy is available 1 year after radon mitigation has been performed and the results come back under4.0pci/L. If a full home inspection has been performed the policy is offered 120 days following the inspection or 22 days after closing, whichever comes later. To make a claim a homeowner will have to get an abatement and labor estimate from a licensed inspector and submit it here.
NXT Structural Warranty: This warranty covers any structural failures in the home after inspection for 12 months from the date of inspection. It covers up to $100,000 in repairs per property in case of any failure. Our Claim Process Explained
Items Not Included In The Warranties
Scharf Inspections Guarantee is not an insurance coverage. Its is also not a contract to recompense or pay upon determinable contingencies. It is not an agreement where Scharf Inspections or its claims administrator;
- Grants Indemnity to a client against loss for a consideration.
- Covers the loss from any unexpected future event or occurrence
- Covers any loss or damage to a system or component of the inspected property.
- Cover any insurance for the risk that an inspected item will remain defect free in the future.
- Becomes security to the client against loss by certain risks.
- Covers the loss from any unexpected future event or occurrence
- Promises to pay for the failure, destruction or loss of something the customer has a monetary interest in.
The Scharf inspections guarantee will only pay for approved claims for deficiencies described above and upto the amount of the inspection fee, but not exceeding $650 (the “Coverage Limit”). The coverage limit once utilized can not be reused for any further deficiencies
