Our Limited Warranties In Detail

Our team at Scharf Inspections leaves no stone unturned to give you premium inspection services, in case you feel we may have overlooked something that was included in the inspection, feel free to go through our warranty and claim section below. Limited warranties

Scharf Inspections offers a 90-Day warranty for all the structural and mechanical items that are inspected and found in working order from the day of inspection. Our 90-day warranty also covers waste lines and underground water lines or mold that may be visible within 90 days of an inspection. Our 5-year roof warranty covers anything that was not covered in our inspection report and caused roof leakage. After you discover a problem and point it out, we will send you an email in 7 days covering all the warranty info.

90-Day Warranty: Covers issues with mechanical and structural items that occur after a full home inspection. The warranty is valid for 90 days after an inspection or 22 days from closing. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.

Sewer Gard Inspections: Covers issues that may occur with sewer or septic lines after an inspection. Water lines are also included in this warranty. If the inspection was performed with a real estate transaction, then the warranty is good for 12 months from the date of inspection. Sewer Gard is valid for 90 days from the date of inspection or 22 days from closing, whichever will come first. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.

MoldSafe: Covers mold abatement for signs of new mold after a home inspection is done by us. Mold safe warranty is valid for 90 days from the date of inspection or 22 days from closing, whichever will come first. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.

5-Year Platinum Roof Warranty: Covers roof leaks that may occur within 5 years from the date of inspection. To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.

Termite Protection Plan: Residential Warranty Services (RWS) offer the RWS Protection Plan with our inspections. New termite or carpenter ant infestations are covered for 6 months under this policy.  To make a claim you will get a licensed contractor to give you an estimate of the repair and parts along with the cause of failure and submit it here.

Radon Protection Plan: Residential Warranty Services provide the RWS Radon Protection Plan in cooperation with your radon test provider. You can qualify=y for it only if your radon test provider is enrolled in the program. This policy is available 1 year after radon mitigation has been performed and the results come back under4.0pci/L. If a full home inspection has been performed the policy is offered 120 days following the inspection or 22 days after closing, whichever comes later. To make a claim a homeowner will have to get an abatement and labor estimate from a licensed inspector and submit it here.

NXT Structural Warranty: This warranty covers any structural failures in the home after inspection for 12 months from the date of inspection. It covers up to $100,000 in repairs per property in case of any failure. Our Claim Process Explained

All claims along with the alleged irregularities must be brought forward within 90 days from the date of inspection.
Claim submission must be done using this link or at our office. Call here to get in touch with a Scharf representative.
The Claim should come with the alleged deficiency and its photographs and documentation.
All necessary documentation should be completed within 30 days of the claim submission.
All claims are processed only after complete documentation is submitted.
We will take 10 days to process and check your claim and get back to you.
Items Not Included In The Warranties
Commercial properties; multi-family dwellings (over 4 units), and any dwelling unit systems or components located in common areas;
Deficiencies related to any items, systems, or components that were not included in the home inspection, as identified in the Designated Standards, the inspection report, inspection disclaimers, or its agreement;
Items, systems, or components that were not readily accessible or operational to be inspected by the inspector; (e.g, the item, system, or component in question needed to be operating to be inspected and it was shut down or otherwise inoperable at the time of the inspection, or because connecting piping, wiring and/or components were not readily accessible and visible at the time of the inspection);Any systems, areas, equipment or components of systems where the Inspector marked the area as having limited access or limited visibility of said system, equipment or component (example 1: tile roofs, second story roofs, high roof areas, wet roofs may receive a limited to no view at all of these areas and must be further evaluated by a licensed roofer for full disclosure) (example 2: internal areas of heaters, water heaters, gas thermocouple devices, gas leaks of any kind in any location, any and all supply valves, etc. are not viewed or tested during the inspection) claims deficiencies in these areas will be denied if there is no proof of further evaluation after the home inspection and prior to release of inspection contingencies.
Any defects or deficiencies found behind the finished wall/ceiling/floor materials that were not readily visible during the inspection. Shower pan leaks, internal wall/ceiling/floor/slab leaks are not covered. Wiring or wire connections concealed within walls, floors, ceilings, or otherwise hidden by items such as insulation, etc. are not covered.
Any consequential or incidental damages; water damage and drywall replacement are NOT covered in any way, shape, or form. This includes new mold growth or the discovery of mold within walls, behind baseboards, etc.;
Any alleged deficiency that is presented for coverage and is related to a system or component that is not in compliance with codes, regulations, ordinances, and/or manufacturer installation specifications;
Items, systems, or components that fail after the inspection is performed;
Any claims that do not comply with the deadlines for claims processing as described above;
Any additional advanced services such as radon or mold tests, or any other service provided by the inspector in addition to the home inspection.
Problems caused by natural disasters such as floods, landslides, excessive or abnormal rain/hail/sleet/snow, excessive or abnormally strong wind, earthquakes, sinkholes, etc.
Problems related to Lead paint, wood destroying organisms including, mildew, mold, fungus growth, poria, etc. Mold growth in ventilated spaces like Attics and/or foundation crawl spaces is not covered.
Any problem that is a result of recalled equipment or items or materials affected by any class action lawsuit.
Any system or component installed or method utilized to control or remove suspected hazardous substances; Public or private waste disposal systems; Stoppage of water regardless of the reason;
The inspector does not inspect items for building code compliance, municipal codes/requirements and does not verify installation to manufacturer specifications.

Scharf Inspections Guarantee is not an insurance coverage. Its is also not a contract to recompense or pay upon determinable contingencies. It is not an agreement where Scharf Inspections or its claims administrator;

The Scharf inspections guarantee will only pay for approved claims for deficiencies described above and upto the amount of the inspection fee, but not exceeding $650 (the “Coverage Limit”). The coverage limit once utilized can not be reused for any further deficiencies
